The payment plan for real estate purchases can be structured in different ways according to the buyer's budget and preferences. Below you can find the payment and financing options frequently preferred in real estate purchases in Turkey.
Payment Options
- Cash payment: Full payment of the property price in a single transaction. Generally, the most advantageous price is obtained through this method.
- Installment payment: Especially for properties in the project phase (under construction), these are installment payment plans offered by the developer company.
- Bank loan (mortgage): Banks in Turkey can provide housing loans to buyers who meet certain conditions. Credit conditions for foreign buyers vary from bank to bank.
Installments in Project Purchases
In projects under construction, the remaining amount after the down payment can typically be divided into installments until the delivery date. This method provides the opportunity to invest at more favorable prices in the early stages. The details of the payment plan are determined separately for each project.
Currency and Transfer
For payments to be made from abroad, it is recommended that the amount be transferred to a bank account in Turkey and a foreign currency purchase document (DAB) be obtained. This document is particularly important in citizenship applications and in future sales.
Additional Costs
- Title deed tax
- Valuation (appraisal) report fee
- DASK (mandatory earthquake insurance)
- Subscription (electricity, water, natural gas) opening fees
- If applicable, maintenance fees and community charges
